WHAT IS TITLE INSURANCE?

The title insurance policy protects the insured against actual

loss, including any costs, attorney’s fees and expenses provided

under the policy, resulting from the Covered Risks set forth in

the policy. A real estate owner or lender might experience a

loss due to liens, encumbrances, or defects in the title to said

property (or the incorrectness of the related title search).

3 KEY POINTS TO REMEMBER:

1) The Title insurer not only guarantees clear title, but it promises

to defend the purchaser’s title in the event there is a problem

with the title, and to compensate the insured (purchaser or

lender) up to the amount of liability on the policy.

2) Legal Fees? The title insurance policy contains provisions for

the payment of legal fees and court costs in defense of a title

claim against the subject property (provided it is covered under

your policy).

3) And the last important point . . .

The title insurance policy contains provisions for payment of

losses which result from a covered claim.

1.  Value, Value, Value!!! There was a time when people waited in lines to purchase homes and lots in Santaluz!  That of course was when the market values were rising monthly!  Now Santaluz, like other communities has seen a significant drop from market highs.  However Santaluz has so many unique features that the lows of today represent a tremendous opportunity to move into a fabulous community.  In my opinion the values of Santaluz will see significant future growth.  I base this on the fact that Santaluz is a unique community with so many features and a lifestyle that other neighborhoods do not offer.  Today you can purchase homes at below replacement costs! When this happens in a neighborhood it is a clear sign to consider a purchase. As an example a new unlandscaped  home  that sold for $1,300,000 at the peak of the market and was now beautifully landscaped and hardscaped  closed at  $920,000 in 2009 . Currently there are custom  lots starting at $399,000 and homes starting at $835,000! A custom home of 6500 sq ft is offered at $2.4 million!  A 5800 cutom home closed at $2,360,000 at the end of January.  These are beautiful homes with great floor plans, some with views and all with lovely yards.
2. Location, Location, Location!! Santaluz is conveniently located in North San Diego County with access to all major freeways, 30 minutes to the airport and 10 minutes to the beaches of Del Mar.  The shopping is nearby; Albertson’s is 5 minutes away, restaurants are close; one of my favorites is Cavillon, http://www.cavaillonrestaurant.com  are 10 minutes away; Pomerado Hospital in Poway http://www.pph.org/default.aspx?nd=315 and Scripps in La Jolla http://www.scripps.org/locations/hospitals__scripps-memorial-hospital-la-jolla
3.  Sense of Community: I have lived in Santaluz for 6 years and I tell people you will know your neighbors!  It is such a great feeling to be able to take an exercise class and chat afterwards with your friends over a cup of coffee at the Fresh Roast or to see people on the trails while biking or walking the dog. The community is set up with so many social events that are organized by the HOA or the  Santaluz Club it makes it very easy to meet neighbors.  When we walk around what is known as the” Village Green” we see children playing on the new playground structure and Moms sharing their “news”..we meet people at the fitness facility and have many clubs where we can share a hobby or an interest.  I was surprised to see a “Babies Born in 2006″ club and now it seems that becomes a yearly rite of passage for the new babies of Santaluz families.

4.  Activities!!! Part of the HOA fees cover social events throughout the year for the Santaluz Community.  Some of these include the Fall Harvest with the Chili Cook Off and Pie Contest, Children’s Holiday Celebration, Spring Fling, Ladies Tea, Concerts on the Green, Movies on the Green and Summer Celebration and Firework to name a few! Fall Festiva; (12)
5.  Children Friendly!!! There are so many activities for children, tweens and teens to enjoy. The HOA and the Santaluz Club offers activities and events throughout the year that the children of Santaluz can enjoy.  Children can feel safe in the gated community environment, ride their bikes on the many trails, enjoy the many play structures, swim in the pool year round as club members and enjoy Camp Santaluz.

6.  Schools!!!  A good school district is critical in maintaining values in a community and Santaluz scores a 10 with schools.  Poway Unified School District  http://www.powayusd.com/ is a highly ranked district and the addition of an elementary school close by is enjoyed by all!

7.  Variety of Housing Opportunities!!! There is something for everyone in Santaluz if you  are looking for a single family home starting in the low $800,000’s. There are single story and multi level homes from 2200-10,000sq ft..some with ocean views..some with low care yards…some with golf course views…pools…casitas…a varied choice with architectural interest of  Tuscany, Spanish, Santa Barbara and Country French styles. 8. Gated Security!!! There is just so much peace of mind to live in a 24 hour gated community that is constantly patrolled.  

9.  Santaluz is Dog Friendly!!!   I tell people who are thinking of moving to Santaluz that a dog is almost a requirement! There are rules so I don’t want people to think the streets are full of dogs chasing around!  There are so many trails to enjoy walks with your best buddy, mine is an 84 pound bundle of love called “Max.”  He waits patiently for us while we work out, enjoying the company of his buddies who are also waiting and enjoying being fed biscuits by the fitness staff.  Please enjoy my upcoming blogs on the “Santaluz Dog of the Month!”

As we went for our early morning walk along Bernardo Heights Parkway Friday morning, Linda and I really started talking about what an exceptional place Bernardo Heights really is.  Bernardo Heights offers so much to it’s residents…the Bernardo Heights Community Center, Paseo Lucido Park, swimming pools, tennis courts, walking trails, beautiful vistas…I could go on and on.  Bernardo Heights was carefully designed and built in the 1980s and offers a number of uniquely different types of housing.  There are apartments for rent as well as areas like the gated community of Fairway Pointe which offers custom built homes 2,500 to over 4,000 square feet.  Condominium projects such as Mira La Paz, The Greens, Las Brisas, Las Floras, Masters Hill and Fairway Vistas offer homes with golf course views, one or two car garages, sparkling pools, and good neighbors.  The gated area of Los Rios/The Village is an extraordinary area with a character of its own.   Bernardo Heights is close to the newly renovated I-15 freeway and is twenty-five minutes from downtown San Diego and twenty minutes to the beach.  Within a few minutes from the heart of Bernardo Heights one can find shopping areas, medical services, great restaurants, grocery stores, golf courses, and various recreational areas.  And, of course, the weather is the best.  But, nothing beats that early morning walk along the Parkway saying “Hi” to old friends, gazing at the beautiful vistas to the North and East and experiencing the hopeful sunrise of a new day.
