My Best Landscaping Tips for Sellers

Curb appeal gets a lot of press for good reason. The first impression buyers have of a home is from the outside. They drive by, stop for an open house or see photos online. And, often times the very first thing buyers will do once they walk into a house is to head straight to the back yard. Both of these key buyer impressions are shaped by the landscaping.
Buyers see a neglected yard and they think of a neglected house. They see deferred maintenance outside and think of the deferred maintenance inside. You can avoid that!
Here are some things you sellers can do to spruce up landscaping without hiring a crew or emptying out the bank account. You can do it!
1. Throw it out! If it is brown, old, wilting or sad . . . toss it! This includes old cracked pots and planters. Pull the weeds and any plant that might look like a weed.
2. Mow, trim, prune. Bust out the mower and mow that lawn and keep it mowed. Better yet, bribe your local high school kid to do it in exchange for some iTunes gift cards. Trim bushes back from walkways and windows. You might like the extra privacy or the “in the wild” look but buyers see an uncared for home. And, prune any trees that are looking overgrown or too full. Less is more!
3. Flowers! Stop by your local garden supply store and pick up some trays of flowers. You can even get them in front of your hardware store or pharmacy! Go for color and they don’t have to be pricey! These are easy to plant along walkways and in flower beds.
4. Dark Bark. It’s like a fresh coat of paint! It comes in large bags and your garden supply or hardware supply store can help you figure out just how many you need for your space. Slice open the top of the bag and pour, pour, pour. Not only does it look fabulous in your beds but it keeps weeds from growing.
5. Grab a broom and sweep! Make sure all of your walkways are cleared of debris and swept clean. Keep in mind you will want to do this more than just once. If your walkways are looking really bad, use some water and give it a good scrub.
Slather on some SPF and get out there! With a little bit of effort you can stage your exterior to sell just like you would the interior. Good luck!
