Coast To Crest Trail: Recreation For hikers, joggers, bicyclists, even horses!

Coast to Crest trail, You can start at Jimmy Durante drive.

Linking Dal Mar To Julian

From Sea to the Rivers source, Coast to Crest Trail is a 55 Miles corridor thats connecting Del Mar with the Volcan mountain, the San Dieguito River’s source near Julian.

The trail highlights the San Dieguito River watershed, an area of land containing creeks, streams and other waterways that flow into the River. The River covers 346 square miles, and ends up at the Pacific Ocean.

The Goal has been to restore the healthy habitat that once graced the area such as freshwater and salt water marshes, native

grasslands, riparian, woodland and coastal scrubs. This  restoration Project considers the planting of native plants for a functioning ecosystem.

I’ve seen fish jumping and Octopus hiding and Blue Heron, it’s quite a nature walk!

Short Sales in San Diego County – Get the Facts

What are short sales?  What is happening with the short sale market?  Are they selling?  Where are they? Here is the Statistics Report for the activity in the last 90 days on all homes, except for manufactured,  in San Diego County.  Statistics supplied courtesy of Sandicor.

To summarize:

What are they? Short sales are homes that are for sale and the seller’s loan(s) are more than what the property can sell for.  They put it on the market in the hopes that the bank will take less than what they owe.  This used to be a process that could take up to 6 months before the lender assigned a negotiator and many went into foreclosure before they ever had a chance to get it approved.

Most banks now have systems in place and as the report shows, they are closing successfully.
In fact, most of the time there are multiple offers…you will note that the sales price to listing price is now 97% and average days on the market are down to 99.

Where are they? I did a search for some regions and note the following:

North County Coastal = Carmel Valley, Del Mar, Solana Beach, Encinitas, Carlsbad & Oceanside

North County Inland= Scripps Ranch, Rancho Bernardo/Penasquitos, Mira Mesa,  Poway & Ramona

Metro Areas = Downtown, Hillcrest, North Park, Mission Valley, Clairemont, Tierrasanta & University City

South Bay = Bonita, Chula Vista & National City

If you have stayed away from short sales, you might want to reconsider…many are selling before they become foreclosed on.

Overcoming The Biggest Fear of All

Months ago a friend of mine sent me an email about Anderson Coopers’ 60 minutes. The subject was Women in the Democratic Republic of the Congo and how their sufferings are used as weapons of war.

Inspired, I joined a group of women in our community who wanted to help Women for Women International. Since it’s creation , Women for Women International has empowered more than 153,000 women survivors of war to move toward economic self-sufficiency with our year-long program of direct aid, rights education, job skills training and small business development. Since 1993, Women for Women International has mobilized more than 125,000 women and men in 105 countries worldwide to reach out and support women survivors of war – one woman at a time.

To help, our group organized a Fund Raising event: TASTE OF HUMANITY!!I was honored to be invited as the speaker of the event, which took place took place on May 22, 2008 in Del Mar Powerhouse, Del Mar, California.

While it is said that Public Speaking is the number one fear in the minds of most people, I was so passionate about this worldwide issue that my fear vanished. After learning about the horrors these women endured, I wanted to speak, I wanted to help, I wanted to inspire other to help.
