The Windermere team joined Biz Fit 1700 AM this Monday to discuss San Diego real estate. The business talk show is hosted by Kory Kavanewsky, who interviews local and national real estate and business professionals on his live radio show.
In this show, Windermere President Steve Rodgers shared local market reports and news on housing prices. Then Kory and cohost Alex asked the team about the big changes technology and social media are having on the real estate industry. Rich Johnson (Director of Business Development) and Erica Vautier (Director of Marketing) talked about how mobile technology and text messages allow buyers to get instant property details for any house on the market.

Rich Johnson and Windermere Agents on KOGO!

On December 20, 2009, Windermere Branch Manager and director of Business Development Rich Johnson pumped up the buzz for Windermere on AM 600 KOGO radio. With the opportunity to share all the excellent technological initiatives going on with our company (as well as brag about all of our Facebook fans,) Rich conveyed the excitement felt among all agents and staff at Windermere.
“Whats going on at Windermere?” is a question that has been rising up all over North San Diego County. The Windermere Brand is becoming more established and recognized as the eighth office opened in December- and there is more growth ahead. Our company stands out and ahead by staying on the cutting edge of technology, and the use of social media, web marketing- and extensive education and training in both- has contributed to Windermere’s continued growth and success. Rich gave updates on the latest real estate market trends, and then Rancho Bernardo Agents Cay and Carly Bohnsack were invited to comment as well on the market and their team.

REAL ESTATE: Windermere’s Approach Attracts Sales Agents

Windermere Exclusive Properties President Steve Rodgers has built a reputation on finding opportunities in tough times.
The former CEO of Carmel Valley-based Prudential California Realty, San Diego’s largest residential real estate agency, has found a new home at Windermere Exclusive Properties, one of the two Windermere real estate franchises in the local market (the other being Windermere Pacific Coast Properties owned by Brian Arrington).
Rodgers, who was laid off a week before Christmas after cutting $25 million from operations and downsizing 250 employees, says he was considering starting up his own company. But when he was approached by Windermere Exclusive partners Mark Loscher and Jim Browne in February, he discovered a boutique culture he liked.
“People are getting a little leery of big, huge corporations with all the bailouts and everything. My perspective is that people are looking for something a little more locally run and operated — something family-operated and less about corporate profits,” he said. “Windermere seemed to have that feel.”
Rapid Growth
While Windermere is based in Seattle and has 8,000 agents, it is family-owned and allows franchises to operate independently, he says. It’s also growing quickly as agents leave other brokerages to follow Rodgers.
In the past 12 weeks, 175 agents have joined Windermere Exclusive Properties, which now has 350 agents and 50 more in discussions to join, says Rodgers.
“Sometimes the tools that a company offers is what makes an agent go there,” said Erik Weichelt, president of the San Diego Association of Realtors and CEO of Weichert Realty.
As part of the arrangement with Loscher and Browne, Rodgers acquired franchise rights to open offices in Del Mar and Fairbanks Ranch. And the group acquired two offices from McMillin Realty in Rancho Bernardo and Carlsbad, bringing the number of offices under the Windermere Exclusive Properties umbrella to seven, with Del Mar opening next month and at least one more opening planned by the end of the year, Rodgers says.
Windermere Exclusive reported $260 million in sales volume and 570 transactions in 2008 and says it expects $400 million in sales and 800 transactions in 2009.
Seeking Support
Rodgers says in the toughest market in 25 years, agents want more support for the commissions they share.
“If they pay a company 20-25 percent of the transaction, they get to use the name but beyond that they want to know: ‘How are you going to support me in my business? Are you teaching me to use the Internet better? How can I do more business in this market when prices are falling dramatically?’ ”
