With Eight Offices and Nearly 400 Agents, the Fast-Growing Firm
Will Change its Name to Real Living Lifestyles
San Diego, Calif. (March 22, 2011) – Exclusive Properties, one of the largest, most successful and respected residential real estate firms in San Diego County and a current franchisee of Exclusive Properties Real Estate, announced it has selected Real Living as its new franchisor. Additionally, the company announced its name will change to Real Living Lifestyles next month.
Ranked as one of the top five residential real estate firms by the San Diego Business Journal, the fast-growing, highly acclaimed company has experienced unprecedented growth, increasing in size to nearly 400 full-time sales professionals, working out of eight offices. During 2008-2009, the company experienced 77 percent growth in sales volume followed by an equally impressive 50 percent growth in 2009-2010.
With the backing of Real Living combined with its reputation as San Diego County’s most innovative and service-oriented real estate firm, the company expects to buck the real estate downturn this year by adding offices and agents.

Yes – You May Still Deduct Mortgage Insurance (PMI) – For Now

Although Congress passed this law back in 2007 and extended it through this year (2011), this remains a common question for owners of real estate. Mortgage insurance is typically a monthly expense that occurs when a property is purchased with less than 20% down payment or refinanced with less than 20% equity.
Homeowners who itemize their income tax deductions on the Federal Schedule A tax form can claim the PMI by entering it on line 13, in the section entitled “Interest You Paid”. You should find this figure on the form 1098 mailed to you by your lender at the beginning of each new year. The deduction may be taken for coverage issued by the Federal Housing Administrations (FHA), Veterans Administration and the USDA Rural Housing Service as well as private insurers.
There are, of course, limitations and restrictions. For example, the PMI deduction is allowed provided you took out the mortgage on or after January 1, 2007. The total amount you may deduct may be limited or reduced based on your income and how you file (for example, married filing jointly vs. married filing separate returns). Above those maximum income limits the percentage of PMI you may deduct is reduced for every $1,000 that your income exceeds your particular limit. The current law allows this deduction through the end of this year.

Diane Hogencamp Joins Exclusive Properties as Carlsbad Village & Carlsbad Faire Manager
Diane Hogencamp, a real estate veteran of nearly 22 years and a native from the Carlsbad area, has joined Exclusive Properties as Branch Manager of the Carlsbad Village and Carlsbad Faire offices.
“We are thrilled to have Diane join our leadership team! I have known her over 15 years and have seen her evolve from a top agent many years ago to a very productive and successful manager.
