Another Culinary and Community Experience

I hope that many of you were able to attend and enjoy the 14th Annual Oktoberfest and Street Fair in Encinitas.  I certainly did.  Take a look at the activity.

Now it is time for the Taste and Art Stroll of Del Mar 2008.  This annual event takes place in the heart of Del Mar’s charming village.  This year it will be taking place on Saturday, October 4 from 10AM - 5pm.

The event includes many free activities.  There is a free Art Stroll where you can enjoy original works of art from over 70 artists.  There is a free Kids Interactive Art Area where budding future artist can release there creativity in art stations.  Also, please bring along the family pets.  There will be a Pet Stroll where participating locations will have treats to offer your four legged friends.

If you would like to partake in the culinary delights of the Del Mar area, make sure that you purchase tickets for the Taste of Del Mar. Tickets are $40.00. With the purchase of a ticket, enjoy samples of a variety of creations from over 20 restaurants.  Also, sip premier wines and ales from 3 select locations.  This portion of the event while be from 12:00 pm – 4:00 pm. The event will sell out, so make sure that you purchase tickets as soon as possible.

San Diego Home Sales August 2008 – Get the Facts

Hello Everyone,

As always, my intent is to keep you informed as to what is really happening in the San Diego County housing market.  First is a look at the San Diego County Home Sales Report for sales that were recorded in August 2008, published by Data Quick.

Looking at this briefly you would think the market is very gloomy indeed.  However, here are some interesting notes:

More notable is the fact that these figures reflect the homes that closed escrow in August without reflecting the actual home sales that went into escrow (Pending).  See the Statistics from Sandicor, which include resale home only, below:

San Diego County Detached Statistics 9.23.08

San Diego County has 4,086 single family detached homes currently in escrow as of 9/23/2008!  To put that in perspective, note that there are only 11,559 active listings…at the current activity that is 3 months inventory.

San Diego County Attached Homes has 2,307 homes in escrow.  Putting that in perspective, there are 5,559 listed attached homes…again, less than 3 months inventory.

This totals to close to 6,400 homes that are currently in escrow.  Wouldn’t you agree that the market has changed?  Just the factor of supply and demand is enough evidence of a turnaround.

August 2008 Real Estate Sales for San Diego – Get the Facts

Hello Everyone,

Wow, what a dramatic change a month can make!  I knew there was more activity because I am out there showing homes and have been running into multiple offer situations on a regular basis, especially for bank owned properties.  But even I was surprised at the number of homes that went into pending last month.  (NOTE:  The following statistics are from Sandicor.com)

San Diego County homes going into pending more than doubled!  I then researched sales in North County Coastal (Carmel Valley, Del Mar, Solana Beach, Cardiff, Encinitas, Carlsbad and Oceanside)

 North County Coastal pending sales more than tripled!


In checking some specific areas, the actual amount may not sound like much until you figure the percent:

Want the facts? I have attached the recorded homes sales in San Diego County by zip code for June and May 2008. This is for all home sales, not just the resale’s done through the MLS system facilitated by real estate agents.

Every home that I have shown recently that is a bank owned or a short sale has had multiple offers…most often they have some that are over the asking price. I have also noticed that investors are coming back into the market and taking advantage of the reduced prices for attached homes.

Keep Del Mar Clean logoJoin Keep Del Mar Clean for their 4th Annual Surf Stomp Fundraiser on Friday, September 14, 2007. This event will be held at the beautiful indoor/outdoor oceanfront Del Mar Powerhouse Community Center at from 6:00 – 10:00 p.m.

“The event has sold out for the past three years,” said Dara Chantarit, President of Keep Del Mar Clean. “It draws a great crowd; we are expecting 150 people from the mayor or Del Mar to your every day beach lovers.”

Del Mar Powerhouse Community CenterChantarit recommends people get there on time to watch the sun set and have their fill of a delicious Polynesian dinner catered by Da’ Kitchen. The event is for adults 21 years and older only who will get to enjoy local celebrity bartenders, live music and dancing to San Diego’s own Atomic Groove, and raffle and silent auction opportunities.

“Keep Del Mar Clean is a community based non-profit 501c3 organization that organizes beach cleanups, educates and helps provide tools for keeping the beaches and parks clean,” said Chantarit. “The Surf Stomp Fundraisers of previous years helped Keep Del Mar Clean donate cigarette receptacles in conjunction with the smoking.”
