Deciding to buy a home is big decision, one that should not be taken lightly. There are a number of things to consider before buying.
Over the next few weeks we will share with you our thoughts on all the things you should consider before, during and after a purchase. The process can seem overwhelming at times, we will break down the home buying process for you, one step at a time.
1. Select an agent and establish a relationship.
It is imperative that you find a full time professional agent that has extensive knowledge on this market. In this competitive real estate market, choosing an agent because they are “your friend” or because they tell you they will “give you part of their commission back” is a mistake. You need an agent that woks in the market daily and is committed to being up to date on all the trends and inventory.
2. Initial consultation with your agent to evaluate your needs and resources.
Meet with your agent to establish your needs. Your agent should be able to provide you guidance with respect to lenders that can offer you the best financing available. It is imperative that you partner with a seasoned lending professional. The lending world is in such a state of flux you need to have a great working relationship with your Realtor and your lender. The three of you will work together as a team to make sure you are on track.
3. Identify a property to buy.
Only look at homes that you can afford and that meet your search criteria. There are so many homes on the market, you can quickly become overwhelmed by the number of options. Narrow down your search and focus on a neighborhood/area or community that you are most interested in. Let your agent know where you want to live and let them help you find the best properties in that area. Do not look at every house, every day, you will be overwhelmed and confused.
4. Determine your sellers motivation.
In this market you will have 3 different kinds of sellers:
- Regular sellers (homeowners selling their home)
- Short Sale Sellers (Home owners attempting to sell their home for less than they owe on it)
- Banks (homes that have been foreclosed and the bank has taken over).
Each seller comes with a different set of guidelines and expectations. It is critical that your agent help you understand the difference between all three so that you can be in the best negotiating position possible.

With multiple government programs incentivising buyers, low interest rates and a decrease in inventory, the first time home buyer (under $500,000) in San Diego is “On The Move”.
According to CAR unsold inventories decreased from 16.6 months in January 2008 to 6.7 months in January 2009. Additionally, they are reporting that January home sales are up over 14% from December 2008.
The biggest movements appear to be in the entry to mid level price ranges. In fact, we are seeing clients having to write multiple offers, over list price and be very competitive in their offer, just to get one offer accepted. Homes are selling quickly, sometimes even before a buyer can get out and look. This frenzy is reminiscent of the 2003-2005 market. Sellers (banks and regular sellers) are inundated with offers.
A careful review of the factual numbers coupled with our experience in the market, tells us one thing! Now is the time to buy. It may be a while before we see interest rates this low, sellers willing to negotiate and government incentive programs all available at the same time again.
If a buyer is ready and willing to move quickly, there are still deals available.
We recently represented a first time home buyer, who decided to purchase new construction. They were able to buy the model (fully furnished, including all electronics and appliances).
We were able to help them negotiate $15,000 off the asking price, plus $25,000 in credits to be used towards upgrades (although there were very few left to add) points on their loan, closing costs, pre payment of HOA dues.
Additionally, they will qualify for the $10,000 state credit for purchasing new construction. With interest rates being so low, they are actually only paying a touch more than their current rent! This would not have been possible 2-3 years ago. The $10,000 credit was not available and the builders were not paying incentives of this size!
For this first time home buyer, this is truly a dream come true!
