Rich Johnson and Exclusive Properties Agents on KOGO!

On December 20, 2009, Exclusive Properties Branch Manager and director of Business Development Rich Johnson pumped up the buzz for Exclusive Properties on AM 600 KOGO radio. With the opportunity to share all the excellent technological initiatives going on with our company (as well as brag about all of our Facebook fans,) Rich conveyed the excitement felt among all agents and staff at Exclusive Properties.
“Whats going on at Exclusive Properties?” is a question that has been rising up all over North San Diego County. The Exclusive Properties Brand is becoming more established and recognized as the eighth office opened in December- and there is more growth ahead. Our company stands out and ahead by staying on the cutting edge of technology, and the use of social media, web marketing- and extensive education and training in both- has contributed to Exclusive Properties’s continued growth and success. Rich gave updates on the latest real estate market trends, and then Rancho Bernardo Agents Cay and Carly Bohnsack were invited to comment as well on the market and their team.

It’s my passion and that’s a good thing… because I’m a Realtor! So in the “Land of the Red Title Roofs“ know as Rancho Bernardo I want to share wth you some interesting facts about the houses and the community

Did You Know:
Ranch Bernardo has two zip codes…9217,92128. In the 92127 zip code there are 127 Single Family Homes for sale and 30 Attached Homes( such as townhomes and condos). In the last 6 months there have been 215 Single Family Homes that have sold wtih selling prices going from $360,000- $4,025,000. The Attached Homes have also done well with 134 being sold and selling prices going from $130,000- $514,900.
Did You Know:
In the 92128 zip code there are 105 single Family Homes for Sale and 61 Attached Homes . In the past 6 months there have been 235 Single FamilyHomes that have sold with prices going from $205,000-$1,500,000. The Attached Homes sold broke the 200 mark with 209 homes sold with selling prices going from $125,000-$500,000. Good job zip codes 92127 and 92128!

Rancho Bernardo has the “Best“ Bakery around. Just walk through the door of Edelweiss Bakery and one whiff will sent you into bakery bliss. Edelweiss Bakery opened in 1981 and is still owned by the Lawrie Family. Lynn and Matthew run the bakery and it is just a treat viewing all the apple cakes and apple strudles. Did You Know:
The perfect place to walk or hike after visiting Edelweiss is the Rancho Bernardo Community Center. The Park has tennis courts, ball fields, basketball courts and hiking paths . Today I learned from several City Engineers that a walk/bike path connecting the Community Park with the new Pedestrian Bridge over Lake Hodges in in the works. I saw the plans myself and it will be perfect addition.

Chardonnay Hills..Still Holding Strong

Chardonnay Hills Property Values Hold Strong in 2009

In light of all of the media this past year surrounding the decline in value of Real Estate, residents of Chardonnay Hills can breathe a sigh of relief. During the month of November, Chardonnay Hills had 4 homes close Escrow with an average market time of 39 Days. The median home price in Chardonnay Hills was $319,950. This number is almost $65,000 higher than the median home price in the city of Temecula, which is $255,000.
These numbers have not had the dramatic depreciation that we are made to think from last year. In November of 2008, The median priced home in Chardonnay Hills was $322,500 and the average market time was 66 days. So, in Chardonnay Hills, home prices have depreciated less than 1 % in the past year and market time has shortened by 27 days.
Chardonnay Hills is one of Temecula’s premier neighborhoods. With over 500 homes, ranging in size from 1400-3400 square feet, there is something for everyone in this gorgeous community.
