Rental Needed at 4S Ranch
As we are seeing, the demand for rentals has skyrocketed in parallel to Short Sales, Foreclosures, and Bankruptcies. I have clients who are renting their homes instead of selling them when they move. Others who are purchasing investments not to flip, but to rent out.
I have a family of four who are relocating to San Diego from Texas, dad works at Sony. They need a min. 3 bedroom home for rent in the 4S, and they can spend up to $2700 for a house or condo. They would like to have a few choices other than just the one I have listed, which I will show them today. That is the second part of my Post.
Rental Available at 4S Ranch
What an outstanding condo in Ravena. Third bedroom is a loft, or could be used for an office easily. Second master suite is on the ground floor, great for nanny, granny, or roomate. Patio has loads of plants, and overall look is of a Tuscan Villa. Upgraded flooring, paint, overall decor. Inside Laundry. All appliances remain. Two-car garage. Fantastic PUSD schools, easy proximity to many parks, library, shopping commons. Complex has pool, playground, and club house. Visit 4S Ranch website, William Lyon is the builder, construction in 2006. Call Bob for showing, 858-382-1936 , $2700/mo.
Bernardo Heights Rental
I also have a splendid condo in Bernardo Heights on Caminito De Las Noches for $2,300. It is 3 bedrooms, 2 baths, 1.554 wuare feet.
While the steaks sizzle on the built in Barbecue, loll about in the Jacuzzi even in the dead of SD’s mild winter, surrounded by palm trees! Loads of upgrades on this beauty. Two Master bedrooms with triple mirrored closets. Fireplace and built in book shelves in living room. Skylights make this home truly bright. Owner is a Pet lover and has a large pet door for your pal upon his approval. Patio is fully fenced. Kitchen has sliders in the cabinets, and all appliances are in place. Indoor laundry room. Garage has loads of custom cabinets for storage. A roll or a stroll from Bernardo Heights Middle School and RB High. Easy access to Carmel Mtn. Ranch shopping (including Costco), library, freeways, houses of worship, Poway, Commons at 4S, truly centrally located!
Rent includes access to the Bernardo Heights swim and tennis club. See extensive amenities at http://www.bernardoheights.org/ If interested, call Nancy Canfield for an appointment .

Free Zoo and Safari Park Admission for Kids During October
During the month of October, the San Diego Zoo and San Diego Zoo Safari Park are offering free admission to all children 11 years old and younger.
During your visit, you can pick up a fun list of “101 Things to Do” and check off the activities as you do them. Kids can enter to win prizes in a coloring contest during the month, too.
Each weekend during October, there will be special shows and animal meet-and-greets at both the Zoo and the Park.

Tough Times Never Last, But Tough People Do!

So said Zig Ziegler, and we are in the throws of just such times. I remember TV programs depicting the bread lines of the Great Depression, men and women standing in line at the soup kitchens, for handouts. Today, it’s not as obvious how difficult times are for so many people. They walk around, talking on their cell phones, dressed fashionably, if a year or two out of date, so that the number of people suffering on every economic level, is not as apparent.
If you know someone who needs help, please direct them to a great resource 2-1-1. Like 9-1-1 and 4-1-1, it is a helpline where they can find assistance.
What is 2-1-1 San Diego?
2-1-1 San Diego is a resource and information hub that connects people with community, health and disaster services through a free, 24/7 stigma-free confidential phone service and searchable online database. 2-1-1 serves the entire population of the County.
Every hour of every day, someone in San Diego County searches for services, from substance abuse treatment to care for a child or aging parent, food, housing or financial assistance, With more than 6,000 health and human service programs provided by more than 2,000 community agencies, finding help can seem insurmountable. 2-1-1 can help.
By dialing 2-1-1, clients are linked to a live highly-trained Client Service Representatives (CSR) who will navigate them through their situations by assessing their needs and then matching them to the best and closest resource in their community. Assistance is confidential and offered in more than 150 languages. 2-1-1’s highly trained CSRs, the majority of whom are Alliance of Information and Referral Systems (AIRS)-certified, provide a wide range of immediate resources to local individuals and families.
Many people are bewildered about what to do with their homes if they cannot afford to make mortgage payments. Currently, Loan Modifications are only approved in about 4% of the cases according to San Diego Association of Realtors. After months of paperwork back and forth, you may be worse off than when you started the process. Should you stop any payments, or pay what you can? Walk away from the house? Short Sell it? What is a Short Sale? A counselor at 2-1-1 may be able to advise you about the best course for you to follow, given your total circumstances. Whereas, your lender is really looking out only for their investment in your home. Make the call. Get the help.
