Why do reside love their Verrazzano home… simple, location, climate, architectural appeal, value and because the neighborhood borders perfection! Every time I drive down the tree lined streets I remind myself I am in California and not some European village! This wonderful neighborhood is located in the 92127 zip code in North San Diego County. It is adjacent to upscale Fairbanks Ranch in Rancho Santa Fe and across the street form the gated SANTALUZ neighborhood. The commute for people needing to get to San Diego is convenient with access to 56 and a quick hop on 5 or 15 to a 25 minute drive to downtown or the airport. Shopping is a quick 15 minutes to the new 4S Ranch center in Rancho Bernardo. The Sorrento Valley High Tech hub is a close 15 minutes and you can have sand between your toes on the beaches of Del Mar in the same time. The climate is nearly perfect year round with coastal breezes. The architectural appeal of this lovely homes leaves little to improve upon. They have distinct character and most have been landscaped to perfection! 
Verrazzano was built starting in 2003 by Shea Homes. There are three distinct home types; Cortiles, Palazzo and Patria. Some of the homes have rear loaded garages to maintain a beautiful street scape. Some of the homes with front load garages have room for 3 cars and are quite large (3750 sqft). One of my favorites of the larger homes has a master on the main floor and spacious bedrooms and a bonus room upstairs. The homes range in size from @2578 sqft to 3750 sqft. and have 3-5 bedrooms depending on the floor plan. Some have casitas which are wonderful for guests, a nanny or family. The homes are built around three neighborhood parks. This gives Verrazzano the “feel” of a European village. The homes fronting the parks have the advantage of viewing a gorgeous grass lawn and none of the upkeep! The streets are tree lined and provide wonderful shade for summer months.
There is a small commercial center in Verrazzano. Residents were worried this might be a negative to the community when it was first approved. It has turned out to be a “plus” for residents with friendly Cafe Verrazzanno serving breakfast,lunch a light dinner; www.cafeverrazzano.com. A dry cleaner, lender, fitness and another favorite of mine a restaurant; www.cavaillon.com is also in the center. Cavaillon is French cuisine and is a charming place to dine with an exceptional wine list.

Currently the homes in Verrazzano are selling in the $700,00-$900,000 range. At the peak of the market some were selling over $1,000,000. The future for this neighborhood is positive with the addition of an elementary school in walking distance and all the other factors that make this an excellent neighborhood to call home in North San Diego County.
