4S Ranch is transit oriented with traffic-calming features. To achieve the desired “walkable” community, the project has fewer lanes of traffic, while providing enhanced landscaping on the median and parkways, and wider parkways for a Class I bikeway and pedestrian path.
Recreational amenities include a 25-acre park are playing field for Little League baseball and soccer, three neighborhood parks, pocket parts and public greens, as well as more than 10 miles of hiking and biking trails winding throughout 4S Ranch. All have easy access to the 2.5 mile “central-spine” of the community called 4S Ranch Parkway.
A variety of community programs is offered to residents including clubs, activities, seminars and holiday celebrations tailored to meet the needs and interests of residents. A special intranet for 4S Ranch residents keeps everyone informed as to upcoming activities and events and communication between neighbors. 2 shopping centers offer an assortment of retail facilities and restaurants. The local 4S Ranch library is a hub for residents. Many residents enjoy the opportunity to have their children walk to nearby schools and the Boys and Girls Club. The schools are part of acclaimed Poway Unified School District.
