Don’t Forget The Pets!!!!
Often, the MLS does not completely reflect information about the type, size, quantity, etc. of pets that are allowed by the CC&R’s of the complex where your client is considering buying. Sometimes there is no no designation, a yes, or yes with restrictions. Imagine, in today’s difficult times of beating out the other dozen offers, you find out the buyers cannot bring their 60 pound Akita! All the pet owners I know would walk away from the deal before they would give up their pets.
I usually find restrictions in:
- Type: No farm animals, or certain breeds like Chows and Dobermans
- Size: Forty or fifty pounds for a dog is often the max. Check for Heights, too.
- Quantity: One or two cats or dogs under fifty pounds. No, you can’t combine two small dogs’ weight for one giant Mastiff
- Breeding: As with dogs, cats, birds, rabbits – Not allowed
The Realtor may be relying on the owner who may have long ago forgotten or could be a Bank. And rules change, so you need the most up to date and reliable information. Sometimes there is an HOA committee that can tell you, but I recommend using the Property Managers as a first inquiry, and HOA only when there is no PM. It’s there business to know.
