A Taste Of Del Sur Brings Buyers Out In Droves

I went out and got a “taste” of Del Sur yesterday. Actually, the master planned communities and Builders of Del Sur united and produced “A Taste Of Del Sur”, which was a gigantic get-together of fun, food and more food put on for the benefit of all the buyers looking for a good deal in a beautiful new area of North San Diego County. 
Have you heard of Del Sur yet? If your not from San Diego, you may not be aware of a beautiful new and green community located just west of Rancho Bernardo in the heart of the Santa Fe Valley.
Del Sur is comprised of 1800 acres of land which includes parks, pools, open space and many walking trails. It’s a community inspired by history, where homes vary in architecture, where neighbors can stoll and become friendly like in days past.
It’s also a “Green” community, employing the latest building techniques and an eco-friendly environment. This master planned community has set the standard for green building practices by meeting and exceeding environmental requirements…truly the new benchmark for San Diego communities.
A total of about 3000 homes will be built in Del Sur, ranging from condo’s for first time buyers to large estate homes. Homebuilders include Standard Pacific, Davidson Communities, William Lyon Homes, Shea Homes, McCullough-Ames Development and Laing Luxury Homes.
Yesterday the buyers were out in force. Builder’s are lowing prices and offering some great incentives.
Starting out at the Ranch House, Del Sur’s state of the art mecca for learning all things about the area, people spread out to the homes that vary in size in price.
First there is Alcala, by William Lyon Homes. There is also Avaron, Cabrillo, Cassero, Gables Crossing, Kensington, Madeira, Mandolin and The Sentinels.
I spent quite a bit of time looking through the various homes and found them to be quite attractive, practical and best of all, centrally located to everything I want to do in San Diego.
Judging by the crowds, there is no shortage of willing buyers at this time. I think everyone knows that interest rates, having gone down again are at historic low levels, present an incredible opportunity for those that are ready.

As I wound my way through the communities, I talked to several potential home buyers as to why they had come out. Many are upwardly mobile professionals looking for more space, the modern conveniences new homes provide, but most just love the area.
It almost reminded me of the frenzy that was going on here a few years ago when people lined up to buy homes that developers were releasing…only back then you were willing to pay almost any price just to get one!
Now savvy buyers know that they have many developers competing against one another, producing product that has had some trouble moving over the past year. It’s a buyers market out there now without a doubt, and there was no talk about the recent foreclosure market.

My brother and sister-in-law are recent buyers in Del Sur. He is currently having his home built by McCullough-Ames, a very prestigious local builder whose homes they have loved for many years. In Gables Crossing, you can find a home from 4400 to 5600 square feet, 4 bedrooms and 4.5 baths, on gorgeous view lots with splendid amenities. McCullough-Ames recently was awarded “Top Honors” at the “Street of Dreams” tour at The Heritage Estates.
